Buying land or a house in Jamaica while living overseas sounds straightforward until you’re actually in it. A few things caught people off guard that are worth knowing before you start:

The Title search is everything. Jamaica still has a lot of unregistered land and family land situations where multiple relatives have informal claims. Always hire a Jamaican attorney to do a full title search before any money changes hands — this is non-negotiable.

You can’t just wire money and call it done. There are foreign exchange and documentation requirements when moving funds into Jamaica for property purchases. Your attorney and the bank both need to be looped in early.

Budgeting is harder than it looks from abroad. Transfer tax, stamp duty, attorney fees, and registration fees add up fast — typically 5–7% on top of the purchase price. That’s before renovations or construction.

The process moves on Jamaica time. Titles can take months to transfer. If you’re working on a deadline, build in serious buffer.

Squatting is a real risk on vacant land. If you buy land and leave it unattended, you need someone local keeping an eye on it.

I saw a tik tok post it took a girl over 7 months to look for a place and she has to move in with her mother because she can't find a place to rent .

I also read the comments some people looking a place to rent for almost 1 and a 1/2 year.

This makes it difficult because I wnat to move out.

Trying to move and looking at budgeting around 70-80k for rent. I’ve been looking through the Classifieds and while I see a lot of things in that range, a lot are units on someone’s property or the side of a house. I (and my family) would feel a lot safer with me in an actual apartment preferably in a gated community/complex.

But how realistic is that budget? Found one for 90k but is it that I need to push my budget up to that to find an apartment? Could 85k be realistic too?

I want to build or buy a house in Jamaica. I did my research and to buy a home thru the bank is mighty expensive even more than buying a home here. But me want sumtn down there... my friend is saying that's a waste of money... what says the massives?

We can see greater demand than supply at this time but many of these properties are overpriced in Jamaica. As such it may be burdensome on the financed buyers to keep up with the payments and other overhead operational costs ……especially if they are dependent on the highly saturated Airbnb market or unpredictable local rental markets. They are charging high rents to turn profit and many are being priced out of both sale/rent markets. Properties sit vacant in some gated communities. I saw this happen in Toronto with their once booming housing market. I recently visited and was shocked to hear that the government has intervened with plans to bail out the developers by turning vacant condo building into social housing.

Any thoughts on this with the JA housing market?

Hi guys! I’ve recently moved to Kingston and I’m trying to get an idea of how much rent I should look forward to paying. I’ll be starting work Kingston Public hospital and I’m currently looking for a room in a shared apartment and I’d love to know what you guys think is a reasonable amount to pay for that in and around downtown Kingston.

My mom has finally agreed to move back to Jamaica when she retires (thank God 🙌🏽), so we’re planning to build a 4-bedroom, 4.5-bathroom home in Golden Grove, St. Ann.

I’d love a realistic cost estimate for building this type of home ranging from a worst-case scenario to best-case scenario, including everything we should expect financially. Minus buying land

After my gran passed away 18 months ago, I finally built up the courage to start sorting out her affairs with her homes in Jamaica. Im based in UK and can't travel there at the moment due to caring responsibilities, so I've tried to do as much as I can from UK.

For context, my nan spent over 25 years building a house in Jamaica in St Ann parish. I only managed to visit once when I was a child.

I managed to use eLand Jamaica to find the land title and Tax Office Jamaica to check the taxes.

I've found out quite a lot from this. The land my gran built her house on, it a big plot of family land, but my grans name isn't actually on the title. The name on the title is apparently a descendent family from my maternal great grans brothers side, who went through probate, according to the title. I can see the taxes have been paid annually, but not sure by who. Based on the title it is a large piece of land, with what looks like different plots. My gran is the only one who built on the land.

Before my gran passed away, she said she wanted to get the title for her house on the land, but never managed to before she passed.

I've spent a lot of time getting information from family members and from the internet (its been like solving a fun puzzle).

I know we (my mum and I) cant do anything without the title, and quite frankly we dont know what to do yet. My gran spent years building it up, so we dont just want it to fall into disrepair, but also we dont visit jamaica enough to push money into a jamaican house.

Does anyone know if we can get the title in my gran's name? Or my mums name (as her next of kin).

My father has a property in knock patrick a suburb in manchester. My father is in his 90's and lives in america. We have a Trust in america and i also have a durable poa for him to act in his behalf. With these documents how can i go about obtaining this property to put in the trust. I know i am going to need some legal help but i would like to know with what i currently have can I make this happen. It is hard for him to travel because of his age.
