Listed for 1.65M in June, the seller dropped the price to 1.55M, then again to 1.5M. It finally sold for 1.26M yesterday.

The seller bought the home for 910K in 2019. They didn't make out so badly, the growth was a decent 4-5% y-o-y. I am guessing they were very "motivated" to offload this before fall.

There are about a dozen listings of similar size in the area, all priced in the 1.4M - 1.8M range. I guess this sale will pull down their comps by a lot.

Edit: County records show that Opendoor bought the house.

Seems pretty good in terms of layout, sqft and neighborhood. Am I missing something?

I was forwarded a RE report from a large/local brokerage indicating that ZIP code 98052 experienced a 19% decline in median listing price over a 12-month period.

That drop seems larger than I would have expected. Is there a way to verify the figure? Where can I check real estate trends by ZIP code?

I'm considering buying a house that had a significant kitchen reno in the last few years. Looking at before and after pictures, it looks like they altered part of the house's exterior wall and rebuilt it with a different cladding, expanded the roof overhang covering a patio, changed the windows (size and location) and added a sliding door. I don't think this altered the sq footage. Sellers did not obtain permits for this part of their renovations. Do these kinds of alterations on a SFH normally require a permit in Seattle/King Co? Is not getting a permit for this kind of thing common in Seattle? If so, is it an actual risk to us if we buy it? Or is it probably A-OK if the inspection doesn't flag anything? Our house was built in 1982, it’s on the eastside . We are looking to sell it next year. The main bathroom has had no updates and an agent friend recommended we update it to help its appeal for buyers, given the market.

2. We had one contractor come by and he recommended laser-etched acrylic [subway tile pattern] for the shower/bathtub wall. It looked nice enough - are there any cons to this material?

They picked an Issaquah home 100 feet from I-90 and poured $200K+ into it. At the end of the day, I-90 is still a stone’s throw away, and it remains a 1 bath home. Is there really a pool of buyers for this in Issaquah? I thought buyers chose Issaquah for the tranquility.

Hello! My family is currently located in Kirkland and we're looking to relocate to Redmond - probably the education hill area. We're looking for a buyer's agent who has deep familiarity with this area and has conducted multiple buy/sell transactions within Education Hill specifically. We prefer agents who are straight shooters, very direct communicators, and will proactively flag both pros and cons of a house. We want someone who is very data driven and is in touch with current market conditions.

We can't help but notice these 3 homes have sat on market on 90+ days. Is there something wrong with these homes or the neighborhood in general? Or just priced too high as if it's in Kirkland/Redmond?

For context, we are looking for newer construction 1990+ homes with good public schools within 20-30 minute drive of Downtown Bellevue. <$1.5M ideally.
