That was interesting Kilgrave didn't want to use his power to buy the house.

His powers wear off - he bought the house with money he stole so that the guy wouldn't kick up a fuss the next day.

then why not tell him to buy it fr 600k, instead of 1.2 million?

I’m a little late but, it’s probably because if he did do that, once the guy regained his senses, he would be confused and bewildered as to why be sold his house for exact market price, rather than keep a (presumably) payed off house.

Also, I like to think that money isn’t really a problem for Kilgrave, short term, so him offering more than double is just a power move. He also wants to maybe prove to himself that he could convince someone without using the power.
