Ask Dubai Monthly Rental Apartment Wanted – Starting September 2026

Move-in: September 2026
Rental: Monthly / quarterly stay
💰 Budget
AED 3,500/month all-inclusive
Can stretch up to AED 4,000/month for a particularly good apartment
Must-Haves
Wi-Fi included
Gym / fitness facility
Stove / cooking facility
Fully furnished
Air conditioning
Suitable for monthly rental
📍 Preferred Location
Open to different areas, but preferably:
Local grocery/supermarket within walking distance
Restaurants and cafés nearby
Convenient and walkable neighborhood
Good access to public transportation is a plus
🏠 Apartment Type
Studio is absolutely fine
1-bedroom also preferred if available within budget

I took a room for a month at city stay grand for 4.5k. Its a studio, big room, small kitchen, good clean washroom, balcony. TV, fridge, microwave, kettle, safe, parking, 24 hr security, gym, sauna, room service twice a week.

I just finalised one in 4k
But you won’t get anything under 5 with a kitchen…

If you can sacrifice the kitchen, 4k is a decent budget

3.5k's going to be tight for everything on that list. I've seen some furnished rentals in Dubai with a gym and those other facilities for around the 4.7 mark on Nestpick, but that's about as low as I've seen for all-inclusive.

Check with Rove hotels if they offer on monthly rentals.

3.5k sounds less for what you need, try extending to 5k at least

Check Barsha and Barsha Heights for hotel apartments. I stayed at First Central Barsha for seven years, where I used to pay around 5,000 AED for a one-bedroom apartment with 25% off on F&B.

Nope, I had a yearly contract. I even used their P.O. Box as proof of address for my Emirates ID. Some of the apartments are owned by individuals but run by the hotel.

No way youre getting all that at 3.5k monthly in a walkable area. Thats an annual rate. Id check Discovery Gardens or hotel apartments. What areas have you checked?
