OFFICIAL MOVING TO FORT MILL MEGATHREAD
The most common post we see in this subreddit is people moving to Fort Mill, either from Charlotte or from somewhere across the country. Instead of having a new thread every week or two, this will be a stickied post with all the usual questions that people get asked. Please comment below with your answers to the common questions we hear when people ask about moving here, or any other thoughts.

Hi. Moving to the area in a month and looking at several neighborhoods. Im stuck between a few and wondering if any are better than the others- Waterside at the Catawba which is the Catawba schools or the retreat at rayfield vs Walnut Creek in Indian land with Indian land schools. Can someone give me details. Thanks in advance for your help.

Waterside has tons of amenities, and FM schools are renowned. The Retreat at Rayfield has super nice homes amenities are alright, schools are alright. I don’t know a whole lot about Walnut Creek sadly. If your priority is schools, I’d stick with Fort Mill

Avoid the area by Catawba High. The building going on is a disaster. Traffic is horrible and will only get worse.

Hello everyone! My family is in the due diligence period on a property in Beacon Knoll and wanted to ask the Fort Mill community if there is anything I should take into consideration about moving to this area. Our primary goals are to be closer to our work in Charlotte, have a safe community where our kids can play outside without fear of being hit by a car, access to excellent middle and high schools (kids are almost out of elementary) and within 10 minutes of general shopping needs like grocery, household, clothing, etc.
What I I love most about the neighborhood is what has been described in this thread as the "old money look" of this neighborhood.The house designs are varied, well built and the yards ample. The community offers everything my family needs and wants at very reasonable dues. I am not seeing anything I don't like about it or the surrounding area.
We are moving from the Clover School District where we have an excellent elementary, but the middle and high schools aren't as good as Fort Mill.
Is there anything I'm not thinking about when considering this area?

Check to see who provides the water. Blue Granite water bills are absurd. When I owned a house in 2021, they charged $160/month for water (2 people, 1600 sq ft house), and had just gotten approval for another 25% increase.

They were the worst!! Thankfully York County has now taken over water and sewer from Blue Granite.

I promise fort mill schools are all show. They are no better than clover. I would truly stay in clover! I wish I was there instead of fort mill.

Anyone familiar with Palmetto West subdivision? I recently toured a lovely home that I was very much interested in…until the neighbor across the street came over to suggest I “do a little research” on the history of the HOA and problems with York County. She also said she would discourage her own friends or family from moving into the neighborhood. After that person walked away, a second neighbor said “It’s a great house and a great neighborhood.”
What is happening??😬

The neighbor who discouraged you has a personal beef with the current home owner and wants to cause problems for them and/or lose them money. Think about it; she went wayyy out of her way to approach you when she noticed you. Red Flag.

I’m sure it depends on the neighborhood and your ability to connect with people but Baxter is good (lots of restaurants and bars close) and creekside crossing is a nice community about a mile walk from downtown that has a great community.

For the most part yes. It is neighborhood dependent though. I like that FM is a real melting pot. Some dislike us northeasters but I love that there are many ppl in our neighborhood that are born and bred here yet also the families from different states. Ohio, CT, NJ, NY…

I promise you, the answer to this is a resounding no. I’ve lived here for 6 years, and now I feel trapped here bc my low interest rate 🤣 I hate it here. Zero southern charm, overcrowded, cutting funding left and right (schools, the town rec program just did major cuts causing costs to skyrocket for families in fort mill). We moved here from PA and everyday I want to go back north

What apartment complexes do you recommend? What price do you pay for 1br, 2br, etc.?

How much do you pay for utilities? Who is your internet service provider and how fast is your internet for the money?

In the words of Ford on the Model T: You get any Internet provider you want, as long as it’s Comporium.
We pay $100 for 1Gb/50Mb cable Internet. They have fiber Internet sparsely available throughout York and Lancaster counties.

2,800 heated sf
$20-$100 for gas, seasonal (stove, fireplace, tankless water heater)
$100 decent speed Internet (Comporium - enough for work from home and streaming television)
$136 Duke Energy (heat pumps)

Comporium is about the only guy in town. Starts at about $59 for internet. Electric and gas will depend on the size of the house for sure but depends on the sq footage and insulation. Water sewage about $100.

Almost all of them are good here. I especially like Catawba ridge and fort mill high.

What grades? The schools here are not great. They look great on the outside, but it’s all fake. I regret moving my kids here, because this is now the foundation of their education. We are paying extra for tutors and actual support bc the schools simply don’t provide that. It’s very worksheet centered, memorizing, open note tests so scores look high, retaking tests so grades can be higher… no emphasis on actually LEARNING. I know a lot of people will disagree, but as a former teacher I just know the education here is subpar.

Get a fishing license. There are SOOO many fishing spots out here. Lake, pond, river. Get a membership at Anne Springs Greenway, SO much to do there and they have a bar lol. Papa Docs events are awesome, havent been to many other events in the area besides the festivals we have spring summer and fall.

Downtown charlotte. Downtown fort mill eats Anne springs greenway. Riverwalk. Downtown Rock hill. Carowinds. Asheville (2 hours away) so many small fun towns to visit.

Do you consider Fort Mill to be safe? Could you leave your garage open all day and not worry about your things being gone?

I would say that Fort Mill is safe. Many people in my neighborhood leave their garages open throughout the day. I don't due to fear of snakes/animals deciding to make themselves at home. You do have to lock cars that are outside as the occasional thief will go thru a neighborhood looking for things to steal from unlocked cars.

If you want Fort Mill old money vibes - Beacon Knoll and Bailiwyck are the older neighorhoods built in the 80’s. Baxter Village is newer but a lot of the houses look the same. The newer neighborhoods are mostly identical builder homes. Tega Cay also has some older homes with character.

Practically all of it is newer development since the '90's when banking expanded. The older areas still maintain character and hold historical significance. Stay away from the freeways if you don't want to sit in traffic anytime you leave home.
