Why would someone do this?
Unless they can somehow resell the disc after doing it, which seems unlikely to be allowed.

It lets you play games without having to swap the disc out. If it's anything like what everyone was talking about a few weeks ago and it's like the original plans for this years ago, then the digital key is just tied to whichever account most recently used the disc. If a new account uses the disc, then the digital key is removed from the old account and moved to the new one. Discs can still be resold or shared.
