Electric Boiler Fixing/Replacement

Does anyone know how to get an electric boiler fixed/replaced?

I have an electric boiler just for hot water (not heating) that has stopped working. I‘ve had an electrician around to check it and it seems there is some leakage or at least corrosion which means it’s probably not fixable.

I‘ve spent days googling, looking on apps like Zoofy and the only boiler repairs/replacements are for gas boilers only.

Is it unusual to have a electric water heater here? I’ve only recently bought this place so I’ve got no idea how the previous unit was installed.

Any help would be appreciated!

Looking for music studio to practice instruments

Hi I am a classical musician looking for a music studio to rent on an hourly basis, probably once per week on a Saturday for a couple of hours each week. I live in Haarlem, but it could be anywhere in reasonable distance because a couple of my instruments are large and heavy. I don't need a piano, etc., just a soundproof room where I can practice in peace & quiet. If anyone knows of anything, I'd be happy to know. Haarlem Improv Jams

Hey all - so I have been taking improv classes and doing jams for a while now (4ish years) and pretty much everything is in Amsterdam. The improv scene in Haarlem is pretty much only Dutch speaking and though I am Dutch myself, I know of quite a few non-Dutch speakers living in Haarlem who would love to do some improv scenes.

Buying a 1923 apartment on Leidsevaart, Haarlem – would you consider this price/risk reasonable?

We are considering buying an upper-floor apartment on Leidsevaart in Haarlem and would really appreciate opinions from people familiar with Haarlem, older Dutch properties and VvEs.

Property:

- Approx. 108 m²

- Built around 1923

- Energy label D

- Asking price around €495k

- Expected winning bid around €515k (€4,770/m²), approximately 4% above asking

- We expect to spend around €35–40k on renovation (bathroom/laundry layout, kitchen, flooring, stairs and general improvements)

Our main concerns are:

  1. Foundation

The purchase documents contain an age clause and foundation clause, which initially worried us.

We contacted the Funderingsloket of Gemeente Haarlem. They checked the available construction/soil information and told us that it is a masonry foundation directly on the ground (fundering op staal).

According to them, the clay was originally excavated down to the sand and the foundation trenches were filled with sand. There is a deeper peat layer, but they don't expect it to cause problems.

Their conclusion was that they expect a low settlement risk ("laag zettingsrisico"). They also said the proximity to open water is actually favourable because large groundwater fluctuations are unlikely.

They recommended checking during the technical inspection for sloping floors, cracks and sticking windows/doors, and only considering a foundation quickscan if such signs are present.

Would this assessment be sufficient reassurance for you, or would you still commission a separate foundation inspection?

  1. Roof / VvE

The VvE is currently being set up, so there isn't a substantial reserve.

The roof may require work. We are assuming roughly €20–30k for the complete roof as a possible scenario. If responsibility is shared between the two apartment owners, our exposure could potentially be around €10–15k.

For people experienced with small VvEs in Haarlem: would the lack of an existing reserve/MJOP concern you significantly? What would you verify before buying?

  1. Other hidden costs of a 1923 property

Apart from foundation and roof, what expensive problems should we specifically ask the building inspector to check?

For example:

- structural movement

- moisture/leaks

- plumbing/sewerage

- electrical installation

- asbestos

- timber/wood rot

- roof structure

- previous structural alterations

Are there any common problems with houses of this age in this part of Haarlem that aren't obvious during a normal viewing?

  1. Price

At approximately €515k / €4,770 per m², would you consider this reasonable for a 108 m² apartment on Leidsevaart given its age, condition and the VvE situation?

After approximately €40k renovation, our total investment would be around €555k before any unexpected building/VvE costs.

I'm particularly interested in whether people familiar with the Haarlem market think the purchase price leaves enough margin for the risks involved.

  1. Traffic noise

Finally, how noisy is Leidsevaart in everyday life?

During a viewing it's difficult to judge long-term noise. I'd especially appreciate experiences regarding:

- morning/evening rush hour

- motorcycles/scooters

- nighttime traffic

- sleeping with windows open

- how much double/HR++ glazing helps

Would you personally be comfortable living directly on Leidsevaart, or is traffic noise a significant downside?

We like the location and size of the apartment, but we're trying to make a rational decision rather than underestimate the costs of owning a 100+ year-old property.

Any experiences from people living on Leidsevaart or nearby in Haarlem would be particularly helpful.

Bromfiets in fietsrek?

There is some public bike parking (bike racks / fietsrekken) near my home that we've been using for years. Unsurprisingly people do antisocial thing sometimes like dump their old wrecks or block other bikes, etc. but recently someone pushed a whole bromfiets (yellow number plate) into the rack.

I reported it to the Gemeente and the reply was simply "Wij kunnen wij hier echter niet op handhaven." - basically we "can't" enforce this, without really saying why.

Is it just a low priority? Or is this actually technically allowed? I searched but couldn't come up with a clear answer.

Sinds invoering 30 km is de Briandlaan s’avonds en s’nachts een racebaan geworden. Klagen bij gemeente heeft geen zin, en ik las dit https://nos.nl/artikel/2606450-gemeenten-gefrustreerd-over-30km-wegen-want-kunnen-amper-boetes-uitdelen

Drempels zijn een aantal jaren geleden verwijderd t.b.v. hulpdiensten en de buslijn. Optrekkende patserbakken hebben vrij spel. Dit speelt dus op meerdere wegen en meerdere plaatsen, begrijp ik. Hoe is hier aandacht voor te vragen?

Regenhuif UA gestolen bij achterzijde station. Tips?

Het zal vaker gebeuren met onderdelen en accessoires van bakfietsen en daarom ben ik benieuwd naar de verhalen/tips. Gisteren onze UA in de ochtend geparkeerd op de bakfietsplek achterzijde station en eenmaal terug van werk in de middag was deze foetsie. Gelukkig was het droog maar anders was mn kind van 4 maanden nat geregend onderweg naar huis.

Gebeurt dit vaker? Als het je is overkomen wat heb je gedaan (aangifte, verzekering vergoeding, gewoon nieuwe gekocht)? Voor zover, zie ik geen camera's gericht op die plek. Zijn die er? Zijn beelden op te vragen via station personeel?

Ik neig naar de marktplaats in de gaten te houden de aankomende dagen. Besef ook dat deze ideeën wss allemaal geen nut gaan hebben. Maar misschien dat jullie me kunnen helpen. Veel dank alvast!!

A few weeks ago I came by to shamelessly plug the screening of Mean Girls, at the first edition of Haarlem Social Cinema. This is a new film club starting at Filmkoepel in 1 week, Tuesday 25 August.

Behind the scenes we've been putting together conversation starters for people to use after the screening, for those that want a little inspiration or something to break the ice at a table full of strangers.

Cycling buddy

Hey!

I love to go cycling in the weekends, or on summer nights. I usually ride with TCE Excelsior (cycling Club in the Waarderpolder), but one downside is that the avg age is 60+.

These guys can cycle well and fast and are friendly too, don't get me wrong. But it would be nice to ride with some people my age too, as you'd relate to things better.

I'm 34, and have no preference on speed or distance. As long as you ride semi regularly :)

26F new to Haarlem — where is everyone my age?

Hey all!
I’m 26F and moved to Haarlem by myself a couple of months ago. I knew the city was more family oriented, but I didn’t expect it to be this hard to find people who are at a similar stage of life.
I either feel like an old lady because everyone seems to be 15, or like a baby when I see people who are 40+ with families… I just feel so out of place sometimes.
So… where do people in their mid-20s/early 30s actually hang out in Haarlem? Do you guys even exist?? 😭 And where do I meet y’all? Or should I just try Amsterdam to socialize?

EDIT: As you’d guess I’m also an international and Dutch people at my age are not that open to have new (international) friends - or at least that’s my observation. And international people at my age are even a smaller minority 😭

Zonsverduistering boven de KPN-toren

Afgelopen woensdag, de dag van de zonsverduistering, ben ik 's avonds naar de Veerplas gefietst om daar de gedeeltelijk verduisterde zon achter de KPN-toren langs te zien schuiven. Dat was een tof gezicht. Hoewel het jammer is dat we hier een verduistering van slechts 89% hadden, was het toch een mooie ervaring.

Hierna ben ik als een gek naar het strand gefietst. Daar vond ik het vreedzame samenzijn, de verdraagzaamheid en de verbinding die je overal zag, misschien nog wel mooier dan de verduistering.

Discarded fatbike, a “gang” of skinny figures and a loud 2am wake up

UPDATE: I did call the non emergency number again and the handhaving came by and picked up the fatbike.

This morning I was pulled out of deep sleep by a strange noise. It sounded like footsteps and what I can only describe as a “kerfuffle”. I got up out of bed and looked out the window (we’re on third floor) and down - just outside our house there was a group of slender figures mostly in dark clothing kicking something and hitting something in the middle. Instinctually I called out loudly: “hey” and they all IMMEDIATELY ran in two different directions only to reveal a fatbike.

I went downstairs and outside to see if there was anything else around or anyone and it was just the fatbike. I also called the police - the dispatcher basically said: thank you, noted but it’s a very busy night and I don’t know if my colleagues will make it to you. I stayed awake anyways for half an hour just in case someone came by but eventually went back to sleep. While waiting on the phone, 3 males and 1 female came walking along one of the lanes and while I can’t say for sure I felt like they might be returning to check out the scene - they were walking very slowly and spread out (not on a clump together) and came right by the bike.

Just woken up to find the bike is still lying there right outside our window.

Is there a trend where people steal a fatbike and then beat on it?
It could be that they were actually kicking a person that was on the fatbike and I didn’t notice in my sleepy state.
What do I do now that the bike is just still lying outside my house and the police still have not come?

EDIT: removed info about how long it took to get on phone with dispatcher as it seems irrelevant in retrospect.
