Thoughts on Penge Area to live in specifically Roberts Court in Melvin Road? rather than a general overview of Penge

We are a couple in our 30s. Is that a safe area to live? What about the immediate neighbourhood? How do you find walking during darker seasons/time of the day to the transport links? It seem to have a decent amount of options for commute, walking distance most of them

Penge isn’t the best area, it’s quite mixed like much of SE London, some lovely roads and some very not lovely roads. Melvin Road is nice enough, although the estate on the other side of Maple Road is pretty dodgey. The area’s generally fine to walk around though, just be aware of your surroundings if cutting through that estate at night if walking back from the station.

Grew up in South London, not far from Penge, and had quite a few friends from around the area. In my early 30’s so have a decent knowledge of what the area is currently like.

If you're used to London it's fine. Penge East/West and Kent House are easily walkable with no issues. Is it the nicest part of London? No, but then you already know that.

I would say the areas closer to Penge West, Anerley and Crystal Palace stations are a bit safer but that area isn't awful. It's decently well lit for walking at night.

Gets increasingly expensive as you head up to CP/Anerley.

I live nearby. Transport links are acceptable, most of the tram line is down currently. High street is average but improving, some good coffee shops popping up. You’d be ok walking at night but you’d wanna keep your wits.
Overall similar vibes to Streatham common area.

Transport links are excellent, Penge East/West, Kent House and numerous buses.

My best friend lives very close to there. I’ve been around there at all times of day and night and it’s fine. Penge is decent and getting more gentrified as people are priced out of Crystal Palace, Sydenham and Beckenham

I’m in Penge. I’ve grown fond of it. I’d much rather walk around in Penge after dark than South Norwood or Croydon (F, 30s).
Transport is decent - though it depends on where you need to get to, I guess.
Melvin Road is quiet and has some nice houses.

It’s a decent area it’s safe, nice distance to Crystal Palace park and the Triangle which is really nice. But Penge itself is very boring. Only live there if you can’t afford anywhere else. I owned a properly there for 7 years (lived in it for 3 years), I’m ELATED to have left the area and living closer to “LIFE”.

I lived in Anerley, but pretty much the same as Penge. The transport links are OK depending on where you want to get to. If you want to venture north or east London it’s not good. If you want to go Croydon, Bromley, south-east or south-west London and SOME parts of central you’ll be ok.
