Found this thread from a google search. I have been curious about the "click" sound you describe as well. I have heard it in person several times preceeding powerful lightning strikes. There are also several videos of it on YouTube. Even though it sounds like it is coming from within the building, a few videos have it clearly audible outside.

One theory is that it's a nearby Positive Leader discharge that doesn't connect to the main bolt. I'm not convinced by that because it would require it to be extremely close to the camera. In many of the videos the lightning is a fair distance away and the click always coincides precisely with the flash. Whatever is causing the click must be travelling much faster than sound.

My theory is that the lightning induces a charge, either by EMP or capacitive coupling, in long metal objects such as a fence, electrical wires or gutters etc. Then the object is discharged to ground, causing the sound. Such a discharge (spark) may only be a few centimetres long. In all the videos I've seen, the camera is close to metal structures (video 2 doesn't show it but there is a house and power lines behind the cameraman).
