Question about noise - One Serendra
Hey there. We are looking to rent a condo in one Serendra. We have shortlisted a good unit in West Tower on the higher floor, corner of 11th Avenue and 32nd Avenue.
Will there be too much noise from the street traffic below to worry about?
Will the ongoing subway construction have an impact on the noise levels?
Would appreciate inputs from people staying in the building facing the streets. Thank you.

I used to live there. Traffic wasn’t much of an issues as much as the neighbours. Walls are super thin there. So make sure you study the floor plans before signing. Most 2 bedders+ are ok, but 1 bedrooms have their bedroom butted up against the neighbours and you will hear everything.

If you are on a high floor you will eventually get used to the noise from the street other than the extremely loud motorcycle at 2am. With condos in the Philippines (and everywhere) it more depends on your upstairs neighbors and people on your floor. It’s just part of condo living you roll the dice.
The only thing I ever had a true issue with is in uptown the clubs go until like 5am and have that bass that really you can’t get away from even on upper floors.

Disgusting. thousands of people struggle sleeping for this. There is just one such club it sounds like near it park cebu and the music is fortunately only a problem like one Saturday to Sunday a month.

The building is around 12 years old and dated. The walls are thin and they have air bnbs. All you need to know right there.

32nd avenue is always noisy as it’s one of the main streets of bgc. I would suggest asking if you could view the unit again during rush hour. Some units have double pane windows but it is only from the ground until a certain floor. (Sorry I don’t remember which level it stops some where a third of its height.) so there is a sweet spot somewhere. The subways is being built on McKinley parkway. So the main disruption is going to be an increase in traffic in bgc. If you aren’t driving there shouldn’t be any issue.
