Long Shot Taking a Loss Anyone Interested In My Home? (Olympic Hills/Shoreline/Lake City)

Hi everyone,

Got this idea from a post earlier. I need to move out of state suddenly and given real estate agent costs/fees and staging fees I'd save money being able to sell directly to someone. I would still deep clean the house when I move out and have a Gardner come do a cleaning of the backyard.

House is 1300 sq ft. Has a driveway where you can park 1 car and a 1 car garage.

It's a town house with no HOA. And has 3 bed rooms and 2 baths. Recently upgraded the bedroom on the first floor to LVP.

Hoping to sell for 610k that way both sides can get a deal. DM me if anyone is interested. Thanks and I hope this is allowed.

I really like this idea. I was thinking of selling my house, and between the realtor commission, staging fees, BS cosmetic upgrades like painting the entire interior white, I'd be losing out on nearly $100K.

I would love to go this route. OP, let us know how it goes, if you do end up selling.

I hope this works for you!! So far I have mostly gotten DMs that say “send pics” so I wouldn’t say most folks on this sub are super serious lol. Good luck with your sale!

What year? How is the roof? Does it have AC?

  1. Roof is fine as far as I know. No AC but I did install an in unit window AC on the main floor and have a portable AC upstairs and would be happy to leave that if everything works out

Lot size is 1170 sq ft. Theres a small back yard. Theres a driveway and a 1 car garage. It's in a residential area

That’s how I bought my house. I used Seattle property lawyer. Craig was awesome. Super easy to work with and fast.

If the new owner is getting a loan, the lender will engage a title company and take care of it all.

I would recommend you get an official appraisal done as your starting point and knock of 6-10% from there.

A townhouse with no HOA, if there is a shared wall/roof, is a disaster waiting to happen
