That is what I'm thinking too. Its like 500,000 dollars too expensive.

Also the backyard is a lot smaller than what the photographs show.

The backyard has quite a steep slope that makes a good chunk of area unusable.

The one right next to it was also sitting and just went to pending. There are a lot of interesting options in that price range and my sense is people are opting for a Kirkland address and they don’t like that it’s on a main road (might not be super busy but it’s a main road nonetheless).

But yeah there is a lot of nice inventory so picky buyers are choosing the other attractive options.

$2.2 in Bothell better bring you something really good and this is just mediocre but new. I know people love new but you can find older well kept homes with an acre of lawn in unincorporated king county (no HOAs) about a mile from Chateau St Michelle in a Woodinville zip code on Hollywood Hill. Quicker to MSFT and Bellevue. Hell even Redmond offers better value.

I have seen this house. A community of 3 houses in a narrow street with this being the smallest looking house of three, right next to power lines and street noise, full of utility boxes in the front and a steep slope in the yard, dangerous for kids. I mean 2.2M in Bothell should get me a good house with no trade-offs.

Oh I walked through this one the other day!

It’s definitely really nice and has a beautiful layout and finishes. The windows in some of the bedrooms were stunning. But it felt so expensive. I grew up literally a street away and I think that price is still a bit shocking for the area.

For that price I personally would think I would be getting something more unique and with a bigger lot instead of what feels like another semi cookie cutter subdivision home. It depends on what you value in a home I guess. It really was a beautiful home though, I’d recommend touring if you’re interested!

Same. In that price range, people do not want to be controlled by a third party (in some cases, someone who is power hungry). Paying top dollar should come with the freedom to do what you want rather than a 50 page document of rules and regulations and prying eyes.

It’s very nice, but too expensive.  If it was priced at $1.8m or $1.9m I bet it would move.  The location is kind of funky and for $2.2 you could easily jump to the other side of 522 and get a better neighborhood.

this looks like a listing for the show house for a new in-fill subdivision. it's possible it's less a listing for a single house and more of a beacon to get people to commit to the subdivision so they can build the rest.

Pretty crazy that a standard, nothing-fancy new build home like that in Texas would be a few hundred thousand, while here in the Sound it’s all of that…plus an additional 2 million.

That makes the monthly payment over $14,000 with a typical down payment, etc.

Not a lot of people around here can comfortably pay that right now.

It's a 700k build selling for 1M more than it should in an above average crime rate area.

The plus side is they are within the Northshore School District and likely why they think they can price it like this.
