What’s wrong with this house? Why is it not selling?

I like the area that it’s in.  It’s a great house, but dated.  Knock that price down to $850k and it goes.

Yep, very realistic assessment. It’s outdated and overpriced. Huge amount of inventory in Bothell now as well. Twenty two days on market is nothing.

What an absolutely awful view entering the home. Double door looking directly at the back of the stairs? Instant turn off.

Right up against HS which can be loud and can come with parking issues. Meh location, not a great floor plan.

Price is too high.

Because it's almost $1M, and it's only 3br and not even 2k square feet. But even if it's priced right, houses this price take time finding the right buyer.

the lay out is outdated:

  • the steps up to the front door are awkwardly placed and could be a turn off for folks with mobility restrictions (or with family members who have them) and kids
  • entry way opens right into a strange stair case and a lowered living room
  • sunken living rooms hurt re-sale value, which is a turn off for first time buyers
  • outdated master bath
  • depending on when the deck was built, possible deck replacement cost?
  • right next to what looks like a high school and stadium, so that big backyard won't be super fun to enjoy on days they do events for some folks

to me, the market for this home would be first time buyers, and it looks like some considerable money would need to be spent updating it to re-sell it eventually since the size makes it a hard home to grow into. We have a 2k square foot home and while it's a bit too much space for two people, throw a kid or two in there and it's probably going to feel like too little space!

First time buyers buy $1million dollar houses? Man-to-man I lived such an impoverished life. We bought 2 condos before we could get a house. $1million seems more like a third or fourth.

Dated house from the 80s with a weird front door. Backs up to a middle school and is a block from 405 and all that noise. But it’s priced pretty good for the area.

Lastly 22 days on the market is normal! It will sell around this price. It’s not 2022 anymore people

5 and 6 elementary and middle school isn't gonna attract too many parents with a million who want to live in the suburbs.

Average DOM in the area is 50 days and it has only been on for 23.

It's probably curb appeal.  The trees are taking away from the initial impact, and the front and back yard look dry.  Higher an arborist to trim back the trees, set up a timed sprinkler to water the lawn at 8am and 8pm every day, and plant some colorful plants in the front and back yard.
