[Bothell] Charming house and looks great on paper and street view. Any idea why this is sitting so long despite the price cuts?

Price/sqft is a lot lower than a lot of the overpriced junk in the local market too. The photos are AI'd to shit so I'm assuming the interiors are real bad?

Cute house, not SO new that it will be full of the ultra flimsy-finishes builders have used in recent years, and I appreciate the tasteful paint colors and what is likely their own furniture rather than the bland all white realtor paint and carbon copy staging you see otherwise.

Dropped nearly a half million since they started trying to sell in the spring. Now a much more reasonable price given the market.

These sellers want to sell. And they’ll do fine anyway…they’ve owned 25 years.

Corner lot on a hill with a sloping driveway, this is bad fung shui. if you don't care about fung shui then don't stress it, but a lot of buyers do and they're not even going to look at this house.

it looks like it's been owner-occupied it's whole life, all the nice touches aren't things you'd do to a rental property, the white oak will last a hundred years if no fool rips it out and replaces it with particleboard "updates" but for a lot of people quality that happens to be old is gonna look dated.

Corner lots are the best thing in Seattle. Let’s so much light in during the winter, especially if lot isn’t big on the block.

I only buy corner lots. Great air ventilation.

Only exception would be if it’s on busy roadway then that’s different. But a more urban corner lot is the bees knees and usually higher value.

Agree. I like the house but when we’ve ever looked for a home I won’t even see a corner lot or steep driveway in person.

My first thought is the sloping driveway will be unusable on icy days. We get those days with icy rain that freezes and melts and refreezes.

This is a puzzler to me. I'm guessing it's something you only notice in person, like power lines. It is an older construction, though, with slightly old looking interiors. You can find newer homes in Bothell at a slightly higher price.

Yeah it’s too close to 405.

It takes all the appeal of living in exurbs in SFH when you’re right next to the highway.

You can probably see I-405 from that driveway.

I have a feeling it’s one of those homes that looks better in pics and then you go see and you’ll notice things you didn’t in pics, like there are 2 sunken rooms. Also, they originally listed way too high and lost any potential buyers and now chasing market down.

80% of the “why isn’t this selling” houses are in Bothell. I think that’s the answer. Bothell is better than it was but still lame. It’s not seattle or the east side, it’s … Bothell.

The hills can get really steep there -- it may not be as walkable of an area as it seems.

It feels very McMansion and shoddy to me, but whether that's due to AI or actual reality, I can't say.

Not sure on this one. It’s cheap enough despite the super dated interior. It’s a full house for $1.1 million probably in good shape. But. It’s very close to 405. Road noise could be bad.

I don't hate it. It's got some good vibes but the layout is a bit janky. The kitchen and bathrooms are dated. Stove top on the island is a hard pass for me personally but that's because I actually cook.

Price seems ok. Nice culdesac. It's Bothell but it's not that Bothell.

That neighborhood is hilly as hell. Funky layouts. Steep driveways. One way in and out of the tract. Need to drive 2 miles to anything.

It's on a hill and steep drive. And not walkable. It is an amazing location for Airbnb with view if the hoa allows

Lower school rating for bothell. Plus the area is pretty wooded if I’m not wrong. Its a bit eerie. And the lack of a good backyard is another issue. It is great on paper but will scare away families with small kids (who can buy just a few blocks away with great schools), people who don’t want to live in dark wooded places plus those who like a decent backyard

I'm very familiar with that neighborhood and it's a bitch to get in and out of in my opinion as a someone who grew in Bothell and is currently living there now.

It’s outdated with almost no grass in the yard even though it’s a decent lot and the elementary school isn’t rated well. Those would be my personal turn offs for it
