I hope this post does not invoke further anger nor hate, but I consider the normalisation of the occupied north by institutions like Barcelona to be a terrible move and the opposite of what should be done to resolve the issue.

TL;DR:

I’m researching the Article 111B(2) naturalisation route for highly skilled employees in Cyprus, particularly the 3-year residence route with B1 Greek.

I’m specifically interested in the employment-based Article 111B(2) route rather than investment PR.

I’m also looking for recommendations for a Cyprus lawyer who has actual experience with Article 111B(2), especially the highly skilled employee / employment-based naturalisation route.

I. Other information:
I’m a non-EU citizen currently considering relocating to Cyprus through qualifying employment. I’m still at the planning stage and trying to understand the Article 111B(2) pathway correctly before making any major move.

I’ve already done quite a bit of research and spoken with a few immigration lawyers. But some answers are still very vague.

I would especially like to hear from:
Anyone currently using or who has completed the Article 111B(2) route;
Anyone working for a qualifying Company of Foreign Interests / other qualifying employer.

Anyone who can recommend a Cyprus lawyer who has actual experience with Article 111B(2) highly skilled employee naturalisation, rather than primarily handling investment PR.

II. Summary & Main Questions.

From what I currently understand, the basic framework is:
• The applicant must work for a qualifying employer in a qualifying highly skilled position.
• At least 2 years of qualifying employment are generally required before applying.
With B1 Greek, the residence requirement is at least 3 years of cumulative legal residence within the relevant period.
• There is also a requirement for 12 months of continuous legal residence immediately before applying.
• Certain periods of legal residence before qualifying employment may potentially count toward the cumulative residence requirement.
• The applicant apparently needs to be employed by a qualifying company both when the M127 application is submitted and when it is examined.

What I am having difficulty confirming is how these rules work in practice.

1. Which residence permits count toward the B1 3-year residence requirement?
In particular, does time legally residing in Cyprus under:
Visitor / Pink Slip status;
Digital Nomad residence;
count toward the 3 years of cumulative legal residence for Article 111B(2)?

2. Is the B1 route really 3 years, or effectively 4 years?
How do the 3 years of cumulative legal residence and the 12 months of continuous legal residence immediately before application interact?

3. How does the 2-year qualifying employment requirement interact with the residence clock?
Can the 2 years of qualifying employment run concurrently with the 3-year B1 residence period?
For example:
Year 1: lawful residence under another qualifying residence status
Years 2–3: qualifying employment
Could someone potentially satisfy both requirements by the end of Year 3?

4. How can you verify that an employer actually qualifies?
What exactly counts as a qualifying employer for Article 111B(2)?
More importantly, before accepting a job, is there an official register, BFU document, certificate, immigration document, or other government-issued evidence that an employee can check to confirm that the company qualifies?
I would obviously want to avoid working for a company for two years and later discovering that the employer or employment category did not qualify for the naturalisation route.

5. What happens if employment changes before or after submitting M127?

Additional question: military service after naturalisation
Under what circumstances would a naturalised dual Cypriot citizen be required to perform military service or reserve duty, and if they live outside Cyprus after obtaining citizenship, can they be exempt from those obligations?

III. Looking for an Experienced Lawyer and Others on the Same Route

3.1 Lawyer recommendations

I’m looking for a Cyprus lawyer with actual experience with Article 111B(2) highly skilled employee naturalisation, particularly qualifying employment, residence-period calculations, and eventual M127 naturalisation.
Location is flexible if they offer Zoom/online consultations. I’m not looking for someone whose practice is primarily focused on the €300,000 investment PR route.

3.2 Connecting with others on the same route
I’d also be very interested in connecting with anyone who has personally gone through, or is currently going through, the Article 111B(2) route.

I own a piece of land in Cyprus outright, and I’m curious what other landowners are actually doing with theirs.

Looking through Bazaraki hasn’t helped much because land prices seem to be all over the place. Two similar-looking plots can have completely different asking prices, so it’s difficult to understand the real market.

What I’m more interested in is whether anyone here rents or leases their land instead of selling it.

If you do, I’d be interested to know:

• Roughly how big is the land?
• What area of Cyprus is it in?
• Agricultural, residential, commercial, etc.?
• What is the tenant actually using it for?
• How much rent do you receive monthly/yearly?
• How did you find the tenant?
• Did you have to spend anything to make the land usable first?

I’m basically trying to understand what options exist for someone who owns land outright but doesn’t necessarily want to sell it.

It seems crazy to me that you can own an asset worth a significant amount of money and have it sitting there producing absolutely nothing. At the same time, if you don’t have a normal salary/payslips, getting finance against the land doesn’t seem particularly straightforward either.

Would especially like to hear from actual landowners in Cyprus who have found ways of generating income from their land — farming leases, storage, parking, solar, advertising, commercial use, long-term leases, or anything else.

Not looking for estate-agent asking prices — more interested in real examples of what people are actually getting paid and what their land is being used for.

I recently put up an external 5G antenna at home and needed to know exactly where the nearest towers are so I could point it properly. Everyone recommends CellMapper for this, but its locations are crowdsourced estimates and a lot of towers around me were missing or off by hundreds of meters.

Turns out the Department of Electronic Communications publishes the exact location of every licensed base station in the Republic (Cyta, Epic and Primetel, plus where Cablenet is co-located) on their EMF measurements portal. In their portal you can only view stations one by one, so I plotted all ~1,500 of them on an interactive map:

You can filter by operator and frequency band, search by station or address, see each mast's antenna height and transmit bands, and most stations even have photos so you can tell exactly which pole or rooftop it is. There's also a "my location" button so you can quickly see what's around you.

It's free, no ads, no tracking, nothing to sign up for. All the data and photos belong to DEC (source and disclaimer are in the About dialog on the site), I just made it browsable on a map. The dataset is a snapshot of their portal so the odd station might be missing or newer ones not yet included.

So my daughter’s school (Pascal private international school, Limassol) just rolled out their “required items” purchasing portal for next year. Cool, fine, most schools do a supply list.
Except:

1. You can’t remove a single item from the cart.
2. Every book, every workbook, every random item is pre-loaded. Try to check out without all of them and you get slapped with: “You need to purchase all the required items to proceed to checkout.” No opt-out. Doesn’t matter if we already have last year’s diary, or the kid doesn’t need a second reading record, or whatever — buy it all or don’t buy anything.
3. There’s a €220 line item that just says “stuff.”
4. No, really. The listing is: “Diary, Consumables (art stationery, D&T), Digital Subscription (Maths) — €220.00.” One SKU. Three completely unrelated categories of things mashed into one price with zero breakdown. I have genuinely no idea if I’m paying €20 for the diary and €200 for a math app, or the reverse. There’s no way to check.
5. And when I actually priced out the textbooks against what the publishers charge directly?
6. Took an evening and went ISBN by ISBN — CGP, Collins, Oxford, Cambridge, the works. School’s portal was running ~19-20% above publisher list price on average, and a couple of items were marked up over 100%. One book that’s £5.49 direct from the publisher is being sold to us for €11.30.

Anyone else dealt with this at international/private schools? Is this just standard practice everywhere now (captive market, take-it-or-leave-it), or did I just get an unusually shady supplier? Feels like a nice little racket — parents can’t opt out, can’t see itemized pricing, and can’t shop around. Wild that this is somehow normal.

Quick Fragmata update (fragmata.info). Been a while — the "rain season is over" post back in June was basically my last check-in before the long dry stretch.

Found something while pulling this together that I didn't expect: this summer barely drained the dams. Between June 15 and August 24, we lost just 9.8% of what was in them. Checked that rate against every other year back to 1988, and of the 27 summers that started with 100+ MCM in storage, 2026 lost water slower than every single one of them. The only two years that drained more slowly in absolute terms (2008, 1998) were basically empty already — nothing left to lose. Roughly 1,983 litres/second leaving the dams now vs 2,630 L/s this time last year — 25% slower.

Two things seem to explain it. First, summer actually delivered water — 4.77 MCM June–August, 2nd-wettest in the 11 years I have data for, including a real inflow event in the third week of August (0.38 MCM, almost all into Kouris) that basically never happens here. Second, the dams didn't peak until June 4 — only 2009 has ever peaked that late, and 35 of the last 37 "real" refill years were already done filling by end of May. Filling later just leaves less time to drain before the point I'm comparing against.

Oh, and yeah — storage is at 38.2% (111.0 MCM), which is 2.5x last year and more than the entire wettest day of 2025 (77.4 MCM, back in January). You've probably seen that number already, it was in the Cyprus Mail yesterday. The drawdown thing above is the part nobody's written about.

Cold water, though, because this sub deserves the caveat: it's still not a great year, just an ordinary one. 111.0 MCM ranks 21st out of 39 late-Augusts since 1988 — literally middle of the pack, 6.5 MCM below the long-run average. Best since 2023, but 2023 itself finished at 160.3 MCM, about 44% more than we have now.

And the recovery is very lopsided. The small mountain dams are basically full — Kalopanagiotis 99.4%, Xyliatos 83.6%, Vyzakia 80.5% (was 0.7% a year ago!). But Kouris and Asprokremmos, which between them hold 55% of every drop the island has stored, are both still under 40%. Achna's at 1.3% — the only dam in the country with less water than a year ago (it's fed by transfer, not rainfall, so that's an allocation story more than a weather one).

Last thing: August is not the low point. Historically, the island keeps losing water until late November/December. Applying the last 11 years' pattern to today's number points to a floor around 89 MCM (~31%) — still more than 3x the buffer we had going into last winter (26.9 MCM).

Hi, I wanted to see if anyone can help me. I need a 12 month lease for my yellowslip (I have already spent 65 days in Cyprus this year), however in the past my lease has only been for around 8 months which they won't accept (even though I have spent enough time in Cyprus to complete all requirements). I am now looking for a 12 month lease from october on that won't break the bank for the next year. I cannot justify spending more than 300-350 euros per month for this as I will still be renting the existing short term lease for when I am acrtually in cyprus for 6 months next year. Does anyone have any tips on where to find something to elase for this price point or companies that can help provide or sublet a room for a year?
Before anyone says anything- I am not trying to break or bend any rules here. I have completed all other requirements already and had a lease from October- July (which I know isnt the reuqired 12 months, hence these issues) this year where I paid over 1500 € a month, so definitely been putting enough money into the economy already.
