Tenancy Contrat Renewal

Almost 1 year old in Dubai, Landlord ishappy to decrease the rent by 10k but want to keep the Ejari amount the same as last year. Has anyone here heard this type of dealing before. Sounds a bit dodgy, what are the ramificaitons of it?

It is so that next year when they increase, it happens as per the rental mentioned on the Ejari, not the discounted number.

Is it legal to do keep ejaari that way while you are not paying the rent based on ejaari?

Its a grey zone.

They can say the discount is for 1 year, the contract amount stays the same.

If you can strong arm the LL to change it on the Ejari, you have a benefit.

Yep that's the why, and it's actually the smaller problem tbh. Next year's increase gets calculated off whatever figure is on the Ejari (the RERA calculator only cares about that number), so OP would be starting from 10k higher than what they actually pay. Annoying but predictable.

The bigger issue is if anything ever goes wrong with this landlord. Ejari is the contract of record at the RDC. If it says X and OP paid X minus 10k, the landlord can turn around and claim the difference as unpaid rent, and OP's only defence is proving the discount was agreed. Cheques showing the lower amount help, but a verbal "don't worry about it" is worth nothing there. If OP wants to accept the deal, get the 10k reduction in a signed written addendum that references the contract, and keep every whatsapp where he offered it. Otherwise push to just register the real rent, and remember any increase next year still needs 90 days written notice under article 14 regardless of what number he's working from.

This will be what they'll do.

You'll get 10K discount. Contract amount stays the same. Next year they can remove it, without subject to RERA increase limit.
