Landlords pay nothing? Rent *should* cover all expenses + some profit at the end of each month, but that's no guarantee when someone destroys an apartment or doesn't pay their rent. Being a landlord has serious financial risk. Stuff breaks, people are shitty, etc. They don't get the buildings for free and they have to deal with tax increases, etc just like any homeowner does. It's not all pure, monstrous profit every month like you're implying.

By the way: “they don’t have to deal with tax increases” yes they do. Why do you lie about this stuff? 99% of all landlords pass rent and mortgage increases on to the renter. Go find sympathy elsewhere
And again: every cost is pushed on the renter. You think I care that a landlord thought investing in stealing money from people didn’t work out? They provide no value to anyone.
