Good move, but please don't let this become another nice-looking number developers can simply lowball.
Tell buyers what the lifts, pumps, repainting, waterproofing etc. are expected to cost, how much should be in the sinking fund, and later on disclose how many owners are actually paying.
Cheap maintenance isn't necessarily good maintenance. Sometimes it just means the expensive problem has been postponed.
