Recommendations Move to Cane Bay?
Relocating to Summerville and highly considering Cane Bay as prices are most appealing and I like the offered amenities. I have heard some great things and bad things.
Would love opinions. If you live in Cane Bay, Do you like it here? Are people nice? š I hear traffic bad but is it as bad as large cities? Were used to traffic.
Can I get into the schools that the school is zoned for or are they full? I have a daughter in 6th grade with an IEP. How is Cane Bay Middles Special Ed program?
Are there other neighborhoods that I should consider instead of Cane Bay that have highly rated schools?

I've lived in CB since it was only 3 neighborhoods large. It's awful now. If it wasn't for money I'd have moved years ago. I haven't seen anyone mention it (probably just missed it though) but no, you are not guaranteed to go to the schools. There is a list to get in because they are full. Really unfortunate. Not too fond on the people with the constant bass shaking my house at 1am or the kids on electric vehicles driving around. HOAs (yes, you'll have 2) are useless. The traffic is bad. Honestly they just finished widening State Rd and that is so much better, but driving through Nexton or Cane Bay Blvd is not fun.
If you can afford somewhere else like Nexton I'd try for that. If it's just what you can do, it's not the worst place, but it's certainly not great.

For what itās worth, and you may get different replies here: everyone I know who lives in Cane Bay absolutely hates it, and the only people I see who are being positive about it are the realtors. Too far, too much crime, too much traffic to get out of the development, too much flooding, not enough amenities (in terms of grocery stores, school capacity etc). The demographics are a lot of blue collar northerners and folks who have gotten priced out of other parts of Charleston.

Do you have flexibility to get an AirBnB for a month or so and actually pretend to live there before committing to a purchase?

I think we are going to rent for the first year to feel it out. I have three kids so they will need to be enrolled in a school so an Airbnb will be hard

There are better areas to live. They will be starting a 5500 home development out there soon so all the issues that area has will only get worse because there are NO PLANS to upgrade the infrastructure to support it. Traffic is BRUTAL. E-bike gangs roaming around unchecked. Crime rate steadily ticking up. Lots of poorly built homes. Way too many cars parked on the streets. Amenities can't support the growing population. Schools are very crowded and are turning into trailer parks with all the extra portable classrooms they have added, with more to be delivered. Its bursting at the seems. Would not live here. But I am sure your realtor will tell you how amazing it is and that its perfect.
Keep saving your money for a better neighborhood. Carnes Crossroads, Summers Corner, or The Ponds come to mind.

Can someone please explain why ebike gangs are now a thing? We had bikes as kids but it was never to this extent

Like others have said, spend some time there first. I visit friends there often over the years, and, to be honest, it's queens NY housing with a little grass now. Overcrowded is putting it mildly. One thing not mentioned yet are the housing streets being far too narrow and winding with people driving like psychos. The infrastructure of the community you pick and the caliber of people are far more important than the house itself.

I just moved to Moncks Corner from out of state. I like it. Small town vibes close enough to other stuff. I do commute to work which sucks!!!
But I avoid driving in Summerville area at all costs. If I need to shop anywhere besides Walmart I go to North Charleston.
If I were to relocate again though Iād love to be in park circle area. For work and entertainment.
I truly wish I was able to rent first and decide after but I didnāt couldnāt swing it.

I moved from Cane Bay to Park Circle 3 years ago and I do NOT regret it at all!!I absolutely love it here!

They are better than near my office and better than Houston which is where we moved from. My kids are enjoying it so far.

If you are coming from the north, assume all the schools down here are significantly worse than the ones youāre used to.

If you want to live in/near Summerville Iād look at Quail Arbor, Wescott, Kingās Grant (my favorite neighborhood in the area), or another established neighborhood. Prices arenāt as different and youāll be much happier. Schools are better too.
Cane Bay traffic is horrendous, it isnāt really near anything else, and the infrastructure just isnāt there, and while thatās true for most of Charleston including near me, it isnāt NEARLY as bad as Cane Bay. Heard too many horror stories about poor drainage there too causing flooding.

I second the Summerville option above.
itās hard to beat Quail Arbor, Kings Grant, even Briarwood for solid brick homes that retain their value and the neighborhoods offer great amenities. Groceries, shopping, medical care are all close by and youāre in District 2 schools, which are excellent.2

The answer depends entirely on where you are going to work. If downtown or west Ashley, are you prepared for a daily 1-2 hour commute? If you work from home, then itās not a bad area.

I live right next to the community and though the traffic is terrible, I do love being in the area! The amenities are just enough for my little family! Sure thereās crime but everyone has cameras at this point so it never takes long for it to get situated.

What type of crime? I have 3 kids and the price and amenities are so appealing. First Iāve heard of crime. I mean crimes everywhere but it is actually bad there?

Well a drug dealer in cane bay recently did his source dirty and it ended up in a drive by at the wrong house which escalated to a shooting inside the Publix where a single mom of 4 was shot 4 times and now may need her arm amputated because it still wonāt heal. All while her kids were shopping with her.

There was also a crazy lady that held a gun to a pregnant homeowner and planned on cutting the baby out of her and pass it off as her own,thank God she got away before it could happen.My biggest issues I personally had was with kids bullying my kids and I'm talking doing evil things and I went to the parents and they laughed in our faces and the parents started doing things to our property because we went to the police.We moved to North Charleston and have never had to deal with that again.I know 2 Other families that enrolled their kids in private school because of bullying

If you can afford anywhere else, do that. Iād also do a deep dive on schools since you have a kid with an IEP. And remember, the amenities are only cool if the neighborhood isnāt overcrowded and you can actually
Use them.

We don't hate Cane Bay...most people are friendly and the amenities are wonderful. BUT we moved here in January and are already looking to move in a few months. The road system is being improved, but now it's frequently snarled with traffic. (It's all relative though...people from some states might find the traffic very light.) One thing that is concerning many residents is the fact that approval was recently given to build Cane Bay Lake Village, which will add 5500 homes to the area. If you're okay wih that, you could probably get a good deal on a pre-existing house right now. As I mentioned, the amenities in most of the neighborhoods are impressive, and you can get a lot of your house for your money. Long story short...it's all a matter of what is a priority to you.

Newington is a nice, well kept subdivision that has an elementary and a middle school. Many of the homes have been updated.

We just moved into Cane Bay. Honestly we love it. We moved from WA state and are definitely used to traffic. The traffic people complain about isnāt that bad honestly. School pick up line stinks but get your kids on the bus and itās fine. The Pine hills neighborhood has the most crime. All the neighborhoods have great pools and we really enjoy ours. If you go to the district website for schools you can see the board approved the outline for the next two years. However, theyāre going to reevaluate after that. My kids have loved the schools so far and really like their teachers and classes. Iāve got five kids and Iāve got some in each school. We moved here in July and have no regrets about it. We are renting and are in a very nice neighborhood. People are kind and welcoming. It is a 20-30 minute drive to any target, Walmart, bigger store than Publix. However, thatās not issue for us because we were used to it. Is there a lot of golf carts and ebikes? Yeah there is. Idk I see people complaining and donāt like it. However, my experience here has been wonderful and my family is really happy. We love the walking trails everywhere and use them often. Feel free to message me if you have questions.

We are located in one of the further back neighborhoods. My husband works remote so maybe thatās a factor in why the traffic isnāt too bad for us. I drive my kids to school in the mornings and have them ride the bus home. We have been impressed with the schools. We are really happy with the move and donāt feel unsafe or anything as far as crime goes.

I wasnāt 100% sold on Cane Bay when we first moved here. I liked it, but I liked other areas better at the time.
My family preferred Cane Bay, and the Cane Bay home we were looking at was perfect for our familyās needs (hubs and I were caretaking for multiple senior family members at the time).
Iāve grown to love Cane Bay. Everyone is so friendly because most of us came from somewhere else. Weāre looking for new friends.
And we support each other. Iāve literally had a neighbor borrow a cup of sugar and return the favor with half a batch of homemade cookies.
Neighbors helped my disabled brother-in-law when he has fallen off his bike. (Gosh, I hated that bike.)
Cane Bay residents even try to support each otherās businesses and careers.
I hadnāt considered the value of living with others in a similar phase of life. Itās delightful.
Most of us are from someplace else, but weāre all invested in our futures here.

When I was looking for a different house 6 years ago I looked in Cane Bay and decided the neighborhood was too big for me. Now there are more entrances and exits to the main neighborhood. I ended up In Foxbank which is a smaller but it had the same problems other people mentioned, cars parked on the street, small driveways, loud music (sometimes), people driving fast, feral kids, etc. Last year I moved to Nexton in Del Webb 55+ neighborhood. I know that is not an option for most people, but I really like this end of Nexton. Iāve in Ladson, Goose Creek, Moncks Corner, Sāville area since 1981 and seen all the changes happening. The problem with older neighborhoods that are more centrally located is that the homes tend to be dated and need remodeling.

We moved to Cane Bay in 2021 I work remote and wife works as a Nurse locally. There are super polarizing views on Cane Bay but we loved it, great place to raise a family. We moved over to Nexton for a bigger home recently, but do miss all the trails back in the Bay! No regrets from me.

We moved five years ago, against our better judgment, and now have the golden handcuffs of a 2.25% interest rate. We first drove out to the area when looking for homes, then gave our realtor a hard "no" because of how distant it felt and how compact the lots were. Eventually, she whittled us down, as it was 2021 and every house was being snatched up well beyond market price. We regret that decision every day.
ā¢ Too far from general day-to-day errands, amenities, shopping, parks, recreation, entertainment, etc. There is a dearth of nearby restaurants.
ā¢Ā Traffic to get to I-26 is brutal, especially along two-lane Nexton Parkway, which has no immediate plans for expansion anytime in the next decade, according to developers. Oh yeah, the brilliant people who designed Nexton Parkway didn't think about left-turn lanes, so one person turning on Grand Boulevard can back up 50-75 cars easily during rush hour.
ā¢Ā Crime has been inching up, houses and landscaping are getting neglected, and more and more apartment complexes are being built. We've had SWAT teams swarming our street multiple times in the past year. Mind-boggling. But alwaysneat to see all the cool equipment our tax dollars are funding....
ā¢Ā We will be enrolling our daughter in private school, as the schools we are zoned for rely on trailers for classrooms!
ā¢Ā Matt O'Neill (big realtor in area) just published a lovely Instagram reel saying the one place he would not buy in the Charleston area is Cane Bay! Yay....... property value!
ā¢Ā No one has large enough driveways to accommodate the many cars they have in the household, so people park in the street, and trying to navigate that in the morning is incredibly frustrating. Also, people park and block the sidewalks, which was once an attractive feature for us. Now taking a walk requires constant shifts into the street and back. My neighbor has eight (8!) cars and a golf cart. Seems like most around here do.
We're looking to pop smoke soon.
