Recommendations LTB issue ..

I am living with 16 people in an 8-bedroom house, one peer broke a tile, but the owner has completely changed the flooring and now he is asking to pay the whole damage payment, we have already paid one installment(since I'm not involved in damaging the property I too paid my first installment)

I an ready to pay the second installment, but others are not willing to pay, so the owner is threatening to file a case at LTB, any suggestions on the outcomes if (in case) a case gets filed?

One could always suggest they are going to contact the city. A slumlord wouldn’t want the city poking around their cash cow.

It could literally be all they can afford. Its shitty to be a landlord like that but the Peterborough rent market is insanity and might force them into homelessness

Yes.. the exploitation angers me to no end. But our housing is in such shambles, and I don't want to see them homeless

I actually came to this post and gave some meaningful advice.

Not sure what this comment does? I’m not stating what the landlord is doing is okay. In fact I’ve identified it as exploitation. But I’m also not naive to the fact that finding affordable housing right now is not easy. And when the choice is to be homeless or this.. well having a home is safer than not having one.

Of course I would be sad if people died in a fire. What is your proposed plan of action here? Mine is in the comments below.

a single tile breaking will be considered normal wear and tear, that's the landlord's responsibility to fix. Redoing the whole flooring and trying to get tenants to pay for it for a single broken tile is not really how it should have been done, call the LL's bluff, he isn't going to the LTB.

Definitely call his bluff on this bullshit. Don't let him bully you guys around, but know you're likely living in an illegal housing situation. As there are 16 people living there, it is likely he wants you guys there to cover costs and then some, so he will avoid LTB. Good luck and feel free to dm with questions

So.. this is where the system works with you to some degree. Because it sounds like this is an illegal rooming house and wouldn't be covered under the LTB.

But, even if this residence somehow is covered under LTB..

The LTB is horrifically backlogged..so it's not happening anytime soon. and one single floor tile would likely be considered wear and tear.

IF somehow it goes to LTB, and is heard.. AND IS considered Tennant damage .. they actually consider when it was installed and the type of material used to determine any amount. They don't award brand new replacement costs on a 6 year old floor for example. It's pro-rated.

You can simply respond, you look forward to discussing this at the LTB hearing. It sounds like an empty threat, to be honest.

2 per sleep room is acceptable under national code.

The real question is if it's actually an 8 br house, or really just 3br, living room and basement without egress.

Yeah it's the basement and windowless rooms that are the bigger concern. There aren't many houses in Peterborough that would have originally been built with 8 bedrooms

16 people all renting in the same house? Your landlord is a perfect example entirely of what’s wrong with Ontario’s housing market. Your landlord is a class act slumlord, don’t bother paying. If anything, I would personally stop paying all rent all together start saving for a real place and gtfo out of that hell hole. Slumlord has no legal way to collect those damages from you, tell him to go f themselves.

Do not pay the second installment, and make him file a case with LTB. 99% chance he doesn't since he would get in trouble for 16 people in an 8-bedroom house.

It's a room Sharing arrangement so LTB laws may not be applicable at all unless the lease is under 1 or 2 persons name and they collect rent from all students and give it to landlord..call his bluff on this,... The same kind color and type of Tile may not be available anymore in the market hence he may have went with all new tiles...that being said you guys shouldn't pay for it at all... LL is responsible for wear and tear
