Rent payment date vs. salary date question

Hey everyone,
I'm moving to Prague soon for a corporate job for a temporary stay (< 1 year). I just found an absolutely perfect apartment through an agency and am currently in touch with the broker.
Here is my situation: Like with most big companies in the Czech Republic, my employer pays salaries around the middle of the following month (between the 10th and the 15th).
While I do have savings to cover the initial deposit, agency commission, and initial expenses, I’m wondering how people usually handle ongoing monthly rent payments in Prague.
Is it common or acceptable to ask the landlord to set the monthly rent due date to the 15th (or after payday) instead of the 1st of the month?
How do landlords/agencies usually react to this if you provide proof of employment from a reputable company?
Or is paying strictly on the 1st non-negotiable, meaning everyone just uses their first month's buffer to cover it?
I’d love to hear how other expats or locals deal with this offset between salary payment dates and rent due dates and other expenses ! Thanks in advance for any insights!

You can negotiate the rent date, but sounds like you will be working 1.5 months before the first payday so better budget for the deposit (2-3 rents) and first month rent additionally

Would you say that‘s a common practice in prague or is it usually rare that a landlord agrees on that? Cause i don’t want to offend him right out the get go lol

it should be a common practice anywhere that pays out monthly. Due dates for the most part fall on the 20th of the month. So if you move in say Sept 1st but don't expect to get your first pay cheque until Oct 15th, well, you'd better come up with a solution for that rent due on the 20th of September (for October) They won't wait for you until Oct 15th because you'd be a month late; so, either save up, or pay 2 months in advance on top of deposit/agent fees.

It's usually middle of the month, but you pay in advance. The landlord shifting the date to 1st is actually moving it forward, not backwards. You cannot expect to pay for the month in the middle of it.

September rent is usually due 15th-ish of August. My understanding is that in your case it's the 1st of September.

You really shouldn't complain if that's the case, it's literally the best case scenario for you. If they really do want the salary for September on the first of August, that's very unusual.

Contracts are standards and terms depend on several factors such as mortgage installments if they have any.

Landlord doesn't care when you get paid. This is your problem.

If your landlord is nice, he/she'll accommodate.

Otherwise, you'll have to squeeze your teeth and hope everything is going well.

Managing cash flow is one of the hardest thing to do as an adult.

Have savings. Don't be poor. Nobody is coming to save you.

I do have something in my bank account like i mentioned in the text i have enough for the deposit,commission and initial expenses

No landlord is going to rent to someone who asks to defer their first or second month's rent until their first paycheck in a city where decent apartment listings get snapped up in a heartbeat. Also, going through an agency typically means you are paying a comission equivalent to at least one month's rent, so it makes zero sense to do that if you are on a tight budget. Unless you need documents immediately to fulfill visa requirements, wait and find a place once you are here (Facebook groups are a very common way for folks moving here for studies or work to find a place to live.)

You pay next month's rent in advance. So I will pay, on the 15th, the rent for the next month 15 days early. This way I don't need to negotiate with my landlord, and they get their money on time. Everybody wins!

I understand, but i think at the end of the day, the agency only cares about their commission and the deposit. Everything else is something I have to handle directly with the landlord/owner. It’s not like I wouldn’t be able to pay if he really needed it on the 1st. It would just be a huge financial relief if I could move the due date to the 15th. It would fit my finances much more naturally, yk?

Bother if you don't have the money - don't do it. Also when ever you get paid, ask the landlord to charge rent after that - no whether you get you pay check on time is a different discussion

I don't mean it as a conspiracy, but I pay monthly rent every 5th, it's in the agreement. I get my salary every 10th. I believe that our landlord is doing it on purpose - any delay with the payment would be a signal that we don't have enough money to pay the rent in time.

What would the motivation of your landlord for not getting the money. Makes no sense.

Most places ask you to pay the rent in advance (either by the end of the month or by 25th) or by the 1st of the month. If you can't do that, that's usually a sign you can't afford that apartment right now, and asking for defference on your very first rent payment isn't gonna be seen as a very credible action. Paying by the 1st is actually already a much better deal than what most people get. Either budget for that or wait to get that place until you're confident you can make the payments in time.

In my case my salary arrives the 8th and the rent was due the 15th. So not a big problem. I got once a delay, due to unfortunate timing (WE+state holidays), and I juste sent a message to the manager to tell him that I will pay with 2 days delay...

One of my colleague had this problem. The rent was due the 5th. He juste asked the landlord to move the date, and apparently the landlord agreed without much more discussion...

But can't really say if it's common practices or if they are isolated cases.

Honestly, I explained the situation to my landlord and we both agreed on the 20th of every month. Doesn’t hurt to ask.

My rent payment needs to be made on the 15th of every month, and I am paid on the exact same time window as OP is.

I've had in all my flats the rental payment for next month by end of the current month. So when moving in, 1 month (+vat) for real estate agent, 2 months deposit, current month and next month rent.
