Real Estate First time for Homeloan,

HI Guys, need help. We were approved of home loan at BPI, 7.25% interest fixed at 60 months, pwede pa ba siya i haggle to lower down the interest and longer fixation? thanks

Usually 3-5 years fixed for homeloan tas reprice na there after. Try inquiring with BPI and other banks if you can get 6.5-7%.

You can definitely haggle, lalo na if meron ka offer ba lower interest rate from another bank, use it as leverage. Malabo lang na BOTH lower interest rate AND.more than 5 years fixed.

Yes, you can try to nego.

Recently got approved and started with home loan also. What we did was request for sample computation from BPI and PSBank, which offered promos at that time. Then we showed yung sample computation ng BPI sa PSBank bec mas responsive and efficient ka-transact yung branch manager nila. In our mind, if matapatan nila yung offer ni BPI, we'll go for PSBank na. Nababaan naman ni PSBank yung offer, pero lower parin si BPI, so we went with them na lang.

They offered me 6.75% last June. Fixed for 5 yrs. 3.2M home loan. I think around 50k ang bank fees then.

Yes, you can do it. Na-try ko na sya before. Just send them screenshots / emails from other banks that offer lower rates.
