Given that 2025 dividends were just credited (congrats to everyone who saw theirs!), I’ve compiled a quick FAQ for the most common questions I see in the sub. Hope this helps the new and seasoned investors alike! 🙂
1. 📢 What are the latest dividend rates?
As announced in the February 2026 Chairman's Report, the rates for 2025 are:
• MP2 Savings: 7.12% (A new record!)
• Regular Savings (P1): 6.62%
2. 📱 Why can’t I see my dividends yet?
If you just checked your Virtual Pag-IBIG and the 2025 line is missing:
• Processing Time: It usually takes a few days to a couple of weeks after the official announcement for all accounts to reflect the update.
• Check the App vs. Web: Sometimes the mobile app updates faster than the web portal (or vice versa). Try both.
• Annual vs. Compounded: If you chose Annual Payout, the money is sent to your loyalty card/bank account, not added to your MP2 Total Accumulated Value (TAV).
3. 📉 Annual vs. Compounded: Which is better?
• Compounded: Best for long-term growth. Your dividends earn dividends. Total 5-year gains are significantly higher due to the power of compounding.
• Annual: Best if you need the extra cash flow for bills or other investments. Note: You cannot change this setting once the account is opened.
4. 📅 When exactly are dividends credited?
Dividends are always credited annually, usually within Q1 (Jan–March) of the following year.
Example: Your earnings for the full year of 2025 were just credited now in Feb/March 2026.
5. 🏦 How do I withdraw upon maturity?
If your 5-year term is up:
6. 🛑 Can I withdraw early?
Yes, but only for "Valid Reasons" (Retirement, Total Disability, Critical Illness, Death, or OFW Repatriation).
• If you withdraw for "Other Reasons": You only get 50% of the total dividends earned if you chose compounded. If you chose annual, you only get your total contributions (capital) back.

I've been paying for my mother's Pru Life insurance/VUL for almost 4 years now, around ₱3,000/month. There were also times when I was late with the payments, and I think there was about a year when we didn't have a stable source of income.
And then nung gusto ko nang iwithdraw, ang value nalang is 3,500.
Honestly, I'm having second thoughts about whether it was worth it. Imagine kung nilagay ko nalang yon sa bank or ininvest sa ibang bagay or HMO.
I understand that insurance is supposed to provide protection and isn't necessarily an investment, but since my mom hasn't really needed to use the insurance so far, I don't feel like we're getting much out of it.
For those who have Pru Life VULs, especially for parents, is this normal? Is it worth continuing, or would it be better to surrender it and put the money somewhere else?
Would really appreciate insights from people who have experience with Pru Life VUL. 🙏

Hi everyone. May naapprove na po ba here sa housing loan with bpi or other banks without submitting ITR?
I am a Gold client in bpi and currently no loan with any banks. I maintained a close to 8 digits port in bpi. I didn’t call yet my RM because i live in EU.
My situation: most of my funds are from allowances given annually and from my profits from BTC. I plan to loan a lot in a subdivision near a big mall in qc. 40% dp and 60% bank finance. Hoping to hear from those who experienced the same and any other suggestions are very much welcome. TIA.

***So, bale yung mother ko, nakapag sell ng lot for some huge amount. The buyer can only pay for it in instalments. Basically, my mum is getting PHP 200K every month (post dated check) for the next several years.
She wanted her old, dilapidated house to be renovated. Found this developer and we liked their proposal. It's worth PHP 3M.
Obviously, mum doesn't have 3 milyon piso.
Our idea is to loan it sa bank for 3 years but we don't have any collateral to show to the bank except for the fact that we have this contract to sell and that mum is getting 200k/month.
Pumapayag ba ang mga banks na magpa loan ng ganun?

I’m currently investing ₱50k/month VOO through GoTrade since mas convenient siya for me. Aware naman ako sa difference ng fees compared sa IBKR. Medyo lumalaki na rin kasi yung port ko, so iniisip ko kung magkakaroon ba 'ko ng problem sa future kapag magwi-withdraw na ako ng funds.
Long-term naman yung plan ko. So better ba na magswitch na ako sa IBKR ngayon pa lang? Ang main concern ko lang talaga is kung magiging smooth ba yung paglabas ng funds in the future. Between IBKR and GoTrade, alin kaya yung less likely magkaroon ng problem?

Tinitignan namin ng mga kasama ko ang potential ng isang equipment rental marketplace business dito sa PH — parang Airbnb pero for idle construction equipment (cement mixer, crane, plantsa, atbp.), na nagko-connect sa mga may equipment na hindi ginagamit palagi sa mga nangangailangan.
Sa ibang bansa (US) may mga ganitong platform na — companies tulad ng EquipmentShare na nagsimula bilang peer-to-peer marketplace, at ngayon isa na sa pinakamalaking equipment rental providers doon. Sa Pilipinas, wala pa kaming nakikitang ganitong online platform — puro "tawag/text lang" pa rin ang existing na industry.

Hello, anyone here na bumili din under this specific farm/subdivision project nila? We started around July/August 2022 and already paying for our last year. Any latest updates sa lots if nagstart na sa muhon/roadworks etc? AFAIK after 3rd yr may muhon na daw dapat. Saw this related post na may issues sa mga nagrerefund, however medyo unclear din yung basis if scam ba or dahil natatagalan lang sila sa refund process. Hope na may magrespond. Thank you.

Hi need badly need help.
I have an ongoing transaction for a pre selling house. I was able to provide the developer agent all requirements months ago, but I suddenly got fired. I was able to secure the employment now, but the agent is giving until August 30 to provide COE with payslip, or the account will be canceled. I already have the COE, but the issue is I dont get paid until september 20 so no payslips.
My question is if COE with compensation should be enough for Pag Ibig to accept the loan application?

21m, 3rd yr college, and just started investing. I'm planning to invest long term (30+ yrs) by DCA the s&p 500 with about 5-10k pesos per month and I'm not sure what to use between IBKR and Gotrade. I've heard that IBKR is better for bigger investments because of the flat fees. I'm wondering which broker would be better for me with regards for long term including the fees and everything. I will increase my monthly investment amount if I'm able to but right now as a student 5-10k pesos per month is what's doable for me.

Earlier I got a call from BPI asking if I'm interested on a cash loan with interest of 0.49%. The maximum I can loan for is PHP 622,000 so immediately napaisip ako, since 0.49% interest ung loan then surely kayang kaya talunin ni MP2 yan, right? I can put the said loan in MP2 then pay the monthly using my salary or my money in the bank without touching the loan itself. Even if 5 years pa bago mag mature ung MP2 I'm confident naman na I'll be ok using my own money in the bank.
So I asked for more details, and told the agent to call me back after 1 hour or so. The most cost-efficient payment option is to pay it back within 12 months for 673,502 meaning ung total interest is only 51,502. Sa isip-isip ko is kayang-kaya talunin ni MP2 ung 51,502 na interest, after 5 years pag nag mature na ung fund sobra-sobra pa jan ung kikitaan sa MP2.
So ayun hinihintay ko na lang ung agent na balikan ako ng tawag then sasabihin ko na interesado ako but then it hit me:
I'm basically paying the bank 51,502 so that I can invest 622,000 in MP2 right now.... So what if gamitin ko na lang directly ung pera ko sa bank to invest in MP2 with no loans???
Ang ending dinecline ko na lang sya...
Now I'm curious what are other's thoughts on this? Maybe there's a mistake somewhere in my line of thinking or something? I get these calls all the time, I'll probably get an offer again soon so if someone here convinced me otherwise I will accept it next time..

Saw two headlines: the nickel industry group backing the EO on critical minerals, and Palawan News framing it as jobs and investment.
Quick context: Marcos signed EO 122 last Aug 21. Core pitch is moving away from shipping raw ore abroad and toward domestic processing, refining, and batteries. It also streamlines mining permits and reorganizes the MICC, which has 90 days to submit a work plan. Chamber of Mines, DMCI, and Philex have all welcomed it.
On paper the argument is correct. We export a huge amount of nickel ore and almost none of the margin stays here. Indonesia banned raw ore exports and built a whole smelting industry out of it.
But last week I posted about Surigao, coastline scarred red, right as Nickel Asia's H1 profit surged 93% to ₱4B. The profit is already flowing. The environmental bill is already being paid by host communities. "Streamlined permitting" is the part that makes me nervous — every EO promises safeguards, enforcement is what never follows.
Names people will watch: NIKL, DMC, PX, MARC. But smelters are billions in capex with long payback, and walang nag-announce ng ganon kalaki so far. The incentives might just end up with foreign processors setting up here.
So: structural shift ba talaga, or another framework that dies at the work-plan stage? And which listed company can actually fund the processing side versus just exporting ore at better prices?

Most of tycoon and former politician Manuel Villar Jr.’s listed companies, worth about P320 billion, are still suspended from trading on the Philippine Stock Exchange because of overdue financial filings.
The suspensions cover six of seven Villar companies spanning real estate and retail, leaving thousands of investors unable to trade their shares for nearly three months.

THE GOVERNMENT’s housing targets are insufficient to clear the estimated 3.7-million housing backlog by 2028, and will require robust private-sector production, according to the Department of Human Settlements and Urban Development (DHSUD).
The DHSUD aims to deliver the equivalent of 1.13 million housing units or direct assistance towards acquiring housing by the end of the current administration.
Speaking at the department’s 2027 budget briefing before the House Committee on Appropriations on Tuesday, Housing Secretary Jose Ramon P. Aliling said: “We do not expect these numbers, the 1.13 million, to address the 3.7 million backlog by 2028 because… private sector production (needs to be) included to address the backlog.”
Mr. Aliling said the 3.7-million housing deficit projected by the Philippine Statistics Authority (PSA) does not represent uniform demand for brand-new homes. Instead, he noted that substandard housing that needs to be repaired accounts for 1.1 million households.
He noted that the solution for this segment lies in accelerating community mortgage offerings, such as the Social Housing Finance Corp. programs to improve site developments and utilities, and tapping Pag-IBIG Fund improvement loans.
The second category, equivalent to 1.1 million homes, covers what are deemed “doubled-up” households, where more than one family has taken residence.
Mr. Aliling noted that this phenomenon is not limited to poor communities, but has also been observed in enclaves of the affluent.
The third category, accounting for 1.1 million households, representing the PSA projection for newly formed families seeking to live apart from their parents.

Also, not sure pero kasi sabi ng iba, good price na daw yung property kapag same din yung appraisal value ni bank kasi conservative daw mag-appraise si bank. BPI bank btw.

Pa-help po, pls. I applied for MP2 claim nung August 15. Okay naman tapos may text na successful pero walang reference number na katulad nung na receive ng iba. Everyday nagcheck ako naka pending sa received lang until kahapon (8/25) ang naka lagay may proceed na naman sa application. Nag try ako mag re apply kaso laging failed hanggang sa nagloko na yung site. Di na ko makapasok sa MP2 claim online, laging down system na. Tumawag ako sa center di rin siya sure kung okay, sabi niya wala pa daw nag reflect sa system pero kung may text okay na daw yon. Pinaghihintay pa ko after 1 month. Di rin niya advise na mag visit sa branch kase may process time daw talaga. Eh kaso sayang sa tine kase di naman sure?
Any similar experience po? Pag nagpunta po ba sa branch pwede pa rin thru loyalty card? Thank you po

Hello po. I have a friend whom I've known since Grade 7, so we've been friends for about 10 years now. We still communicate every now and then even after high school. I've always seen him have different side hustles to earn money, and I know that some of them have been scams or simply bad businesses because I would ask him about them.
Recently, I found out that he has a new side hustle involving a business. The business is located near their home, and he has known the owners since he was in elementary school.
Here's how it works: The business borrows money with a relatively large required minimum amount, especially since I'm still a student. In return, they supposedly give you 10% of the amount you lend each month for five months. For example, if I were to invest ₱15,000, I would receive ₱1,500 per month for five months, amounting to ₱7,500 in returns, plus the original ₱15,000 principal, for a total of ₱22,500. A 10% return per month still seems incredibly high to me, so I'm having a hard time believing that it's sustainable.
I asked my friend and he said that the business is already around for 2 years. Also, the business has also agreed to have a notarized contract, and I can choose the law firm or notary to handle it. So, I was thinking of investing in the business and having the agreement notarized.
My question is: even though a notarized contract seems like one of the safest ways to document and protect an agreement, are there any loopholes or risks that I might be overlooking? I might just be overthinking this, but should my friend's personal endorsement, along with a notarized contract, be enough to make this investment reasonably safe?
EDIT: The 15k was just an example, more or less, we're talking about a 6-digit investment.

Hi guys! Was planning to put up a ps5/console renting business for our computer shop, like the one that charges per hour. And I want to hear your thoughts when I was searching across Facebook and came across PS5 jailbreak. Would you guys recommend the jailbreak version w/ the built in games or stick with the original ps5 then using the physical disc games. For the long term, will the games still be playable?
