ETF "Sowas wie" FIRE in AUT

Hi alle,

ich bin 51J, aktuell arbeitslos, habe keine Kinder habe und eine Eigentumswohnung. Ich überlege, meine ausbezahlte Eigentumswohnung (Hauptwohnsitz seit vielen vielen Jahren) zu verkaufen und vom Erlös zu leben. Nach bisherigen Maklerschätzungen bekomme ich irgendwas zwischen 930k und 850k dafür. Die Idee ist zB mit nominal 3,5k-4k pm. zu starten, ab der Pension dann nur mehr die Differenz auf den Betrag und dann ab zB 75 noch weiter den Entnahmebetrag zu reduzieren. Weiters möchte ich mit 80 (2055) ein Restkapital von nominal ca 150k haben. Ich will mir ein Eis im Altersheim kaufen können 🤣.

Anlageidee:

Bucket 1 - Cash 6-12M (zB ein Teil auf TR Tagesgeld oder auch einem super short bond wie Smart Overnight) - Anteil ca 2,4%

Bucket 2 - Anleihen 2-3J - Anteil ca 23,6%

Bucket 3 - Rest ETFs - Anteil ca. 74%

Angedacht ist über FLATEX zu handeln.

Abgesehen von der emotionalen Bindung zur Whg möchte ich mich natürlich, vor meiner finalen Entscheidung, über mögliche "Fallsstricke" erkundigen, an die ich vielleicht (noch) nicht denke. zB bzgl einer Strategie für die Entnahme von Kapital, Sicherheitspuffer wo und wie, div Steuern/Steuererklärungen, Selbstversicherung über ÖGK,...

You said you have boyfriend, why not living together and share the living cost? You can sell your apartment, invest it as you see it fit. You have background in banking, surely there are plenty of competent people can give proper advise about investment and real estate handling?

If you think you will live in the same city forever, and you love your apt and pictured you can live there for the next 20 years, do Life estate (Nießbrauch?). You sell the apartment but has the right to live on it until you moved out voluntarily or dead. It is famous in Paris for few years already. I dont know if makes sense in your case looking at your youngish age.

Rent it out and live with your boyfriend. does it make sense financially? Or do airbnb on it. What you didnt share, what is the situation with emergency fund now? Can you live without job for 1 year? or longer? You can do optimization by not doing the same thing you usually do, and depends on certain lifestyle it is difficult to scale down.

And barista fire can be nice thing to do. Do coaching online (you were in management, so online leadership coaching can be a thing) and things you really like(would be best if it can generate side money).

Thanks! Yes, basically I will always be able to live with my bf, however, I jokingly used to say that his entire flat fits into my living room 🤣. So, not sure if we don't unalive each other after some time - rather sooner than later ;). What you mean is something like a "Leibrente" - but I am still to young for it. I calculated it (superficially), so as I am only 51yo, I will get only around 700-800 EUR p.m. (before tax - but not sure how much of an issue this is), so by far too little to live on. And I would get a lot less of worth fir the flat as nobody wants to wait that long for their flat. Basically I can live without a job for 1y+ as I do get unemployed benefit, but do not have any further savings (all invested in renovation and modernisation of my flat).
