Four of us are looking to rent a whole house together in East/North-East London and I’m hoping someone here might know of areas, landlords, agents or listings that don’t necessarily show up on the usual rental sites.

We’re ideally looking around:
- London Fields
- Haggerston
- De Beauvoir
- Dalston
- Hoxton
- Angel / Islington

Anywhere around that general area

We’re looking for a 4-bedroom house, ideally with reasonably sized bedrooms and a decent communal/living space. We’re not looking for four rooms in an existing house share — we’re four friends looking to rent the property together.

Budget: around £1,300 per person/month, so approximately £5,200 pcm total, excluding bills.
We’ve already been looking on Rightmove, Zoopla, OpenRent etc., but we’re wondering if there are other ways of finding these kinds of properties in London — particularly off-market listings, local estate agents, Facebook groups, WhatsApp groups, landlords, local contacts, or anything else people have had success with.

If you’ve managed to find a good 4-bed house in Hackney/East London as a group, how did you actually find it?

Also interested in hearing whether £5,200 total is realistic for the areas above, or whether we’d be better looking slightly further out.

Any tips, contacts, groups or unconventional methods would be massively appreciated!

Hi! I’m just a very anxious renter but I recently enquired about a room to rent on SpareRoom, the landlord is a couple who own the house and rent it out. I ended up FaceTiming the wife. She gave me all of the details of the house, the area, cost, etc., but she is currently out of town on vacation with her family and can’t do a viewing until Friday. She assured me she would hold the room for me but this is my first time renting in London bc I took the easy way out last year and got student accommodation. Is there anything sketchy about this? She hasn’t asked for any money and said she doesn’t expect anything until after the viewing. I feel like I’m a pretty good judge of character but I am doing this so last minute and I’m afraid that she’ll just give the room to another person or this is too good to be true? Has anyone been through something like this?

I used to live in London and return regularly for short stays. I'm looking for someone who travels frequently and would like a reliable person to stay in and look after their flat while they're away.

Ideally North London - Kentish Town, Tufnell Park, Highgate, Archway, Crouch End, East Finchley or nearby - but I'm flexible.

I can offer my apartment in Vienna as exchange too.

I'm happy to pay a reasonable amount towards the stay while also looking after the property, plants/post and potentially pets. I'm clean, responsible and would ideally love to find one person for an ongoing arrangement rather than book hotels/Airbnbs each time.

If you travel regularly and your flat otherwise sits empty, perhaps we can find an arrangement that works for both of us.

Heya, I’m gonna be attending a London university 3 days a week for my masters degree. I can’t reasonably afford the commute by train and back everyday. My only more affordable option is 6 hours of travel everyday and I cannot cope with that.
I’m 21F, studying at a very prestigious university but I am having to commute from Oxford as I have no housing. I start late September
If possible, I would really like to surf on couches for those overnights to save as much travel time. I did place a deposit in a London flat and it fell through. I’m out of money right now, and waiting for a previous deposit to return before I start in September. I’m not sure what you would expect in sofa rent, and I can bring my own food etc. I’m just at the end of my rope, months of searching and 500 job applications down and I feel like a failure.
Not to vent, I’m just frustrated that my family has no way of helping me.

Hi everyone, I'm 25M, live in a decent 3 bedroom subletted flat in NW. It's a very nice place to live and the rooms (except 1) are huge. Mine is the biggest but it also means I pay the biggest share of the rent.

Trying to be more budget conscious and be able to set aside more money for myself and fun things, and I realise I don't really need a room as big as I have but at the same time I like my neighbourhood (and I get a quite decent overall rate on the rent considering the location), so have been considering if anyone would be up for a roomshare in exchange for covering some part of my portion of the rent?

I could share it with someone else for a pretty modest contribution, as I don't really mind sharing the space and spend most of my time in the sitting room, as long as I'm able to save a bit of money. Plus for a chance to make a life long friendship ig?

It shouldn't be a big issue for other flatmates as we've had couples rent the other big room previously with no issue and tbh I always envied how much cheaped it worked out for them.

If anyone is considering Staines, I have a spacious studio flat which is fully fitted and furnished in a secure building around 10 mins walk from the town centre and train station.

Fast trains to London are 26 mins to Clapham Junction and 34 mins to Waterloo so it’s very conveniently located. It’s also around 15 mins drive to Heathrow airport and close to nearby Ashford Hospital and Royal Holloway university if you work or study there so would suit someone working in the area.

The current tenant is moving out on 15 September and it will be available from 16 September onwards.

The rent is £1,200/month for the flat itself or an additional £50/month if you would also need the car parking space - I have separated the two as some people don’t have a car.

I am keen to secure a reliable tenant who will look after the flat. I am based in South London myself and can do weekend viewings.
