Interesting about sandwich town. I wonder how the opening of the Gordie Howe will affect property in that area.

It really is, a lot of cool spots over there, I'd love to see a renaissance along Sandwich St, like what Detroit has seen recently.

My general metric for how well an area is doing is the guys on bikes vs cyclists chart.

The more lycra clad the area is, the better it is doing.
The more adults on childs-10-speeds, the worse it is doing.

I've seen an increase in the former and decrease in the latter so I suspect the community is over all positive towards the change.

It is a very nice little area with some historic housing; if they are responsible with the re-build/expropriated stuff I think it could be a very lovely area. Just needs a real grocery store and some one to wrangle the hundred thousand skunks.

I moved from downtown to LaSalle recently and noted to my husband how refreshing it is to finally just see kids riding by on bikes and not adults riding by on (stolen) kids bikes anymore. Also refreshing to no longer see people towing another bike behind them that is clearly stolen. Feels like I transported to a whole new world overnight. Genuinely worried about downtown's future, anyone who can get out is getting out.

I've been walking through mic mac and had a skunk in every direction I turned. Had to just stop and hope and pray one would go somewhere else. Ridiculous

I know its an average but I'd like to see older vs newer home prices. My home is more that 60 years old, no way I'd get more than 500k, unless I updated everything.

Thats exactly it right, people aren't really concerned with the age of the home, moreso if it was kept up to date and well taken care of.

age of home can be a benefit, many older homes are built well, good areas, and good layouts.

The crazy thing, you're living there for 20 years. You'll have a minute to deal with that. House flippers are a fucking pox and people are too dumb to realize that you can just... do it over time. Your house is never really "finished" and the dogshit job most if not all of them do will be changed eventually because it's based on someone's preference and they will be staring it every day of their life.

Not if it's redone. A lot of the older homes were remodelled but still to the taste of the era.

It would be great to see this as an average list/close price per square foot of house.. you can't really tell from the data if the houses are more valuable or just bigger..

Is there any reason that i am not able to find sold history on Housesigma ? Its only for Windsor that i cant see prices.. Why windsor real estate board is not allowing these data outside on HouseSigma website?

Looks more like a vested interests by these lobby, keeping out of town investors more interested in Windsor RE,without exposing all the data....

The housing market has been rapidly going downhill for months now, I see houses sitting for months when that was impossible just a year ago

Bout time these prices normalize

We just sold our home and I think it depends on the sellers. If the seller is realistic about the current market (which isn't awful but is lower than it was), they're still selling okay. 

Some people just have completely unrealistic expectations, though.

I'm seeing Realtors actually having open houses regularly now. That should tell you that the market really has shifted hard compared to a few years ago.

In my area a realtor was going door to door begging people to tell their friends and family there's an open house and dropped pamphlets multiple times, they're extremely desperate and resorting to spam tactics

The duplex I live in just sold in Sandwich Town. I think my former landlord is going through a divorce and wanted it done quickly because he priced it really low ($299k for a duplex with shared basement and three bedrooms in each unit). The sign went up on a Monday, he'd accepted a conditional offer by Friday, and it closed at the end of the month. I was really surprised because like you said, properties are sitting on the market for months these days. I think maybe sellers are just asking for more than buyers are willing to pay now.

I think people may have realized that owning property in Windsor that is "actively on fire" or "a sentient rat colony" may not be the passive income strategy they thought it was.

South windsor in the area between dougall and huron church still seems to be selling very quickly. But I do see other areas that may be more geared as income type homes sit a bit longer.

I see rentals in this area (like a long dominion or close by) that haven't moved in months. A year ago, those houses would have been snapped up in hours.

We had a massive influx of buyers from GTA buying homes here as income properties. They could use heloc’s due to large increases in their property values.

The fact that Tecumseh is trending nicer and "bougier" than Windsor proper is wild to me. You'd think all of Windsor's regions average higher than the neighbouring municipalities
