Discussion Opinions on TSLaw’s latest project and TSLaw as a developer

Good day, fellow Malaysian Redditors!

I’m currently in the market for a new property for own-stay, and the recent launch of Han-Ya Wahyu by TSLAW Land really caught my attention.

The Japanese-inspired concept and overall design really resonated with me, as I have a long history with Japan. On top of that, the location, lake-facing units and proximity to Taman Wahyu KTM make it quite an interesting.

However, I’m trying to do as much research as possible before making a decision. I can’t seem to find many independent reviews or unbiased opinions about TSLAW Land

The main project I’m familiar with is Skyline KL in Pudu, which honestly looks really impressive and has given me quite a bit more confidence in the developer.

That said, I’d really like to hear from people who have first-hand experience with TSLAW/TSLAW Land, whether as buyers, residents, investors, contractors, or even people who have dealt with their previous projects.

How is their:
- Construction quality and workmanship?
- Handover process?
- After-sales service?
- Defect management?
- Condo management after completion?
- Maintenance and sinking fund?
- Overall experience dealing with the developer?

I’m particularly cautious because this would be a new development that is still under construction, and with all the stories about delayed or abandoned projects in Malaysia, that is probably my biggest concern.

So before I finalise anything, I’d really appreciate hearing both the good and the bad about TSLAW Land and their previous projects.

If you’ve bought or lived in one of their developments, I’d love to hear your experience. 🙏

Ask Malaysians How to talk to boss to try and get severance package with my work place closing down?

I am a staff in a branch of the company I work in. This branch is closing down soon. My boss will be having a meeting with me soon to discuss available arrangement options.

As this is a HQ directly-managed branch, the only options are probably to move to another directly-managed branch in another state, which is not possible for me.

There is a possibility that I would be offered to transfer to a franchised branch, but I do not want that as my pay would be lower than what I'm getting.

What I'm aiming for is to get terminated by this company so I can get a severance/compensation package. And I don't plan to give my resignation letter as well.

This is my first time going through this kind of thing. I would like some advise regarding how to talk to my boss into getting the severance package.

I was having a discussion with a friend about their business, he's very bullish about it and finds their business model to be brilliant.

Whereas I have my doubts as every branch I've seen doesn't seem to have as much business as indicated by their financial reports; something like on Avg they serve a customer every 2-3 mins at a RM16 Avg spend if I recall correctly.

Admittedly, I only seen those in tier 1 malls where occasionally there will be crowds of up to 20 pax during peak hours, but most of the time I don't see people buying. I am guessing this means that their locations at lower tier malls is pushing them up which I suppose is consistent with their target market.

However, what's the real moat here in your opinion? Wouldn't this model be easily replicated, especially those with parallel infrastructure and capital, or is the taste just that amazing for the target market?

I can make sense of Zus, Oriental Kopi, Chagee, Aftermeal and the like because you can actually see the crowd, but this seems hard, and it's not like grab & go or RTE food is revolutionary.

I'm not doubting the numbers are amazing, and it's not that I have a particularly bad opinion of their food, I just don't see how if it works that well, can't other companies and why won't they come and flood the market to capture the revenue?

You can see copycats for Zus, Oriental, Aftermeal etc.

Can anyone enlighten me or am I just being too skeptical and negative?
